After successfully refreshing the Outlets at Tejon, Tejon Ranch Co. engaged us to bring our branding expertise to their first multi-family residential development—Terra Vista at Tejon. This was a completely new concept, not a rebrand or replacement for something existing. Just like the architects and developers built it from the ground up, we crafted the brand from its foundation, ensuring it would stand as a strong, lasting part of the Tejon Ranch ecosystem.
Tejon Ranch has long been a leader in land stewardship and economic development, but residential living was uncharted territory. The opportunity to shape the identity of the first-of-its-kind multi-family community in Kern County made this an ideal project for Purveyor Branding Co.
The challenge was clear: while the physical infrastructure was designed to be best-in-class, the branding needed to capture the essence of the Tejon Ranch legacy while establishing Terra Vista at Tejon as a dynamic, community-driven residential destination. The Evolution of "LiVe on the Fun Side"
Early messaging centered around education and awareness, ensuring potential residents understood the development’s unique advantages. As pre-leasing approached, we collaborated to make the brand voice with the project teams, including RPM PR, to be more energetic and engaging, culminating in the tagline "Live on the Fun Side"—a nod to the vibrant community amenities and social spaces that make Terra Vista at Tejon unique.
A key focus was making the messaging bilingual and accessible, ensuring that it resonated equally with English and Spanish-speaking audiences. The result was a brand tone that felt both playful and informative, setting the stage for a community that prioritizes connection, enjoyment, and accessibility. Talk about teamwork!

Since Terra Vista at Tejon was still under construction, our visual branding had to be innovative and adaptable.

A Cohesive Yet Distinct Identity → The visual branding needed to integrate with the broader Tejon Ranch brand family while establishing Terra Vista at Tejon as a unique destination. We achieved this through a refined color palette, sophisticated typography, and dynamic layouts that could scale across multiple platforms.
Tactile and Environmental Branding → The brand system was built with real-world applications in mind. Signage, wayfinding, and community engagement materials were designed to enhance the resident experience from first impressions through daily interactions.
Future Scalability → The identity was crafted with flexibility, ensuring it could evolve as new phases of the development are introduced. This includes branding for future amenities, events, and potential expansions within Tejon Ranch's residential vision.

Since Terra Vista at Tejon was not yet move-in ready, the social media strategy focused on:
